Have you ever wondered what really catches a buyer’s eye when they walk into a home? Over the years, I’ve spent a lot of time getting to know buyers in California and what they expect, and understanding this can make a huge difference if you’re planning to sell.
Today, we want to share the top five things buyers notice and why positioning your home correctly matters, especially in a shifting market.
1. Condition. Being move-in ready matters. Buyers are cautious these days. They’re thinking about interest rates, overall costs, and how much work they’re willing to take on. Homes don’t need to be perfect, but clean, well-maintained, and problem-free spaces make a big impact. If a home feels like too much work, buyers either walk away or lower their offer.
2. Light, space, and overall feel. Buyers shop with emotion first, so the overall feel of your home is key. When they walk in, they ask themselves, “Does this feel like home?” Bright spaces and an open flow help create that connection. Even small changes, like decluttering and improving lighting, can make a home feel more welcoming and help buyers imagine themselves living there.
3. Major systems and big-ticket items. Buyers also pay close attention to major systems and big-ticket items, like electrical, heating, plumbing, and foundation. Knowing these are handled takes away uncertainty and tends to lead to stronger offers. Homes that feel well-maintained in these areas immediately give buyers confidence.
4. Outdoor living space. Outdoor spaces are becoming a bigger priority for buyers. Whether it’s a backyard, a deck, or a patio, having a space where they can relax or entertain makes your home more appealing. A well-presented outdoor area adds to the lifestyle buyers are looking for.
5. Price and value alignment. Finally, buyers are very aware of the market. Homes that are priced properly tend to get multiple offers, while those that are not can sit longer on the market. It’s not just about price. It’s also about the condition. Buyers compare all their options, so aligning your home’s price and condition with what they’re looking for is key.
Selling a home is not just about putting it on the market. It’s about positioning it correctly. By paying attention to condition, feel, major systems, outdoor spaces, and pricing, you can align your home with buyers’ expectations and help secure the best offer.
